We just re-fied again, 1.85 /15yr. Just made our first pmt. The whole process from initial phone call to signing docs took 2 wks. We had a previous loan, 2.5 / 15yr for less than a yr. Shockingly the house appraisal jumped from 1.65 ml to almost 2 ml. in less than a year so we were less than 30% LTV.

Its been a busy time for me too. Since 1/1/2021 I’ve “witness closed” over 250 home loans, all in coastal north county and none had a higer rate than 2.65. If loan closing was my top priority I could have done 500+ by now.

I recently hopped aboard the refinancing train. I have never once pulled money out of the house, but money is so cheap right now that we made the call to get $100k cash to partially fund home improvements while basically keeping the same monthly payment and not taking money out of investments. Even after the cash out refinancing, we still are like 15% LTV.

What improvements?

Got HELOC to fund our stair rebuild. Nearly done with the repayment and can soon think purchasing the least expensive top shelf adult beverages once again.

For anyone who hasnt jumped on the refi train...

I can currently offer 15 year fixed 1.875% zero fees or 30/25/20 year fixed 2.625% ($900 in fees included in the loan) or 2.75% for zero fees

720+ FICO, Primary home, no cash out, $300-625k loan amount, 60% LTV(loan to value) or less. CA NV AZ CO

80% LTV add 0.25% to the rate. We pay the appraisal if its necessary.

1.875 is incredible
I got 2.875 for a purchase of not primary residence, no points
No complaints

i'm at 3.6 on a 20 year, with 17 years left. I pay my own insurance and taxes. I wonder what a 15 year mortgage would look like for me now. Credit score just under 800, LTV is about 50%

He’s legit, refi’d with him twice during Covid. I think I’m at 2.375% now :beer:

i'm at 3.6 on a 20 year, with 17 years left. I pay my own insurance and taxes. I wonder what a 15 year mortgage would look like for me now. Credit score just under 800, LTV is about 50%
You could go the 15 year rate above and save some real coin :beer:

If i did that, i'd be paid off at 57. that's not a bad age to be mortgage free on a near-million dollar, highly rent-able home right by the beach

hey subway my advice is you refinance with that sub 2% 15 year loan. Chase is not going to budge and refinance you on a better loan then what you have with them. As you know the loan officer it’s just a salesman. If you have real income, equity, and high appraisal value you’re low risk. Most of those loan officers can close your loan in 20 days. Then you’re locked in on a 15 year fixed… dream loan.

Worth a try I guess. They will probably want to see am offer letter from someone else first.

Plus there was no fees. Lots of other refi companies sneak them in.

“sneak them in“. It’s a re-fi so you have a 3 day right to cancel and you will receive a Closing disclosure several days before you sign the paperwork. The APR is even harder to find on these new disclosures too. Look for it in the upper left in small print on the signature page.
