Helped Friend #1 redo* his foundation (with much help from French Fred) for 3 story Victorian on Oak St at Webster in SF way back when.

After that came the rear fire escape build.

After that came the basement condofication and rental.

When prices started leaping in early 2000's, he was stocked.

But, that was a fair amount of sweat equity.....so unless you have some friends that will work for "free" and can afford double predicted costs, or there is something special about the place, yeah, I don't know.

* - aged (crap?) foundation had started slumping in one corner, so had to dig out that corner while supporting the structure, build forms, rent the mixer, buy what seemed like three pallets of cement mix, so on and so on. I don't think I drank enough beer or ate enough pizza to cover my labor.

The house is not a style or layout we would have ever gone for but it's enough space in a nice walkable town with goods schools and a very easy, quick (drive or train) ride into Philly

We had a structural engineer do the inspection and write the estimates...and those fuckers are charging a whole lot more than $500-100 for the plans. The replacement of rotten joists is less scary than the cost of rebar reinforcement of the basement walls.

People waiving inspections is insane.
What was the estimate for the worm itself? You mentioned $30k above but that sounded like other work that was needed :shrug:

realtors trip me out. some are made for it. A lot seem to fall into it after failing and or bouncing around several careers with little to no success. I've know people who I'd think would be great and it and aren't and some who kill it and I can't finger out why.

I've bought used boards from this guy and used to see him surfing at my local. Last time I saw him (before pandemic) he mentioned how busy he was. I wonder if his priorities went from "family-surf-work" to "family-work-surf."

I have no moral qualm with 100 acre “screw you leave me alone” estates but the hypocrisy is deafening

10000000%. I’m all posting up at a sick pad like that, but you lose the right to be sanctimonious about environmental issues and the choices of others once you do so.

What's the upkeep and extra costs on something like that annually? How much would the property tax be?
I have learned that in life, if you have to ask these questions, normally you cannot afford what you are looking to buy.

Dumbest answer ever when people say that. Yah, no sh!t i can't afford a $7m home. Why the fuck wouldn't people want to ask questions though? How else do you learn about sh!t?

Prop taxes on a $7M home would be ~$72k/year or $6k/month. Upkeep on a 2000 sf home is no different than a suburban home but not sure about the demands of the property itself. If you had some kind of ADU I bet you could find a caretaker who would do a lot of work in exchange for comped housing.

$6/month just for taxes is pretty crazy. Something to shoot for I guess. :computer:

Build a few ADUs. Hire the hot maid service. Put cameras up everywhere so I don't get falsely accused of something. I'm set. :roflmao:
