Seems pretty simple. Crazy guy broke in hoping to talk to or attack Nancy. Paul woke up and did what he could to de-escalate. When the cops finally showed up crazy guy realized the jig was up, probably felt betrayed and hit Pablo with the hammer.
Latest theory is during the 30 minutes between break-in and cops showing up, Paul was negotiating with whacko on how much he'd need to pay to take Nancy out for good.
Just before cops opened door, Paul low-balled him last second, just as whacko was getting a good price.
