Been in mobile home 11 years bought a '67 lived in for 9 and then last 2 bought new one and pretty much a track home. Look out for space you own or rent. I rent and more turns over the higher rent I am lucky and 2nd owner so cheap rent. If you buy a older then '00 place with metal roofs and framing around window etc check good for leaks or just buy space and put new home in right away. You well pay tax on new home and land if you own it older is like car dmv and pay license fee.

There are some parks where the spaces are individually owned - technically a condo ownership. Those aren't going anywhere. Especially not when the cities have to have some consideration for how to maintain their supply of affordable housing.

As for the structures themselves, parts are parts. You can always make additional improvements as you go.

Cities want to increase affordable housing supply.

Bulldozing a mobile home park and tripling or quadrupling the number of dwellings by building up is advantageous to their goals.

I bought mine in Newport Beach, walking distance to the beach, for $33,000.00 in 1998.
Just sold it this last August for $88,000.00.
Just in time. Newport wants to develope the park.
I took the capital gains and threw most of it in Exxon / Mobile and have made a killing
In the past eight months. Best thing I've ever done . Good luck. My space rent was only $495 when I first bought it. When I sold it, my space rent
was $900 for water, Gas and trash .

My brother is the king here in Santa Cruz County. Water, electrical. Sewer is the main problem.
