Sometimes I look through coastal areas (or near coastal areas) on Zillow, mainly Gulf/East coast. Damn there's some nice little towns that I'd like to buy in and blow up, knowing nothing about the culture. What I'm doing is probably what they are doing but not paper trading like me.
Coastal South Carolina has some cool-looking little corners.
Flagler has some very nice homes for cheap.
90's pro Tory Barron moved to Jensen Beach from the North Shore.

One man's trash is another man's treasure is how I view real estate. My thoughts are you have to find somewhere that you find amazing for your hobbies but super wealthy people won't be into it. Stay close enough to the nice areas where you can access it easily but aren't in the thick of it where you'll be dealing with Karen's in puffy Arcteryx or Lululemon as your neighbors.
So basically Hilo and the Big Island.
Problem is in those types of areas the schools are not as good
Pensacola through Panama City Beach is still more affordable than most areas especially if you're earning an officer's pay or whatever something good is, or coming in from Hawaiifornia York with decent money pile, but it's not the sleepy quaint deal the zone on the other side of Tyndall is. What used to be a pretty quiet coastal road is pretty commercially and condo-y. People on Cape San Blas talk about how it's DONE.
I went 'surfing' at the public beach in Ponte Vedra today and overheard one of those loud from across the lane on purpose parking lot conversations about how Atlanta is DONE.
