recession= lower house prices???

My brother is putting his place on the mkt in southern CA. He bought the place three yrs ago in the lo 500s the realtor told him there'ld be no problem selling in the mid 700s.

As keenfish said, low interest rates are flooding the mkt w/ buyers and ppl re-financing. Until rates move up the mkt will stay in a bubble.

Im buying a place in NYC and neighborhood property value is appraising for abt $40k more then it was in OCT.

There are some deals out there but it involves a lot of legwork, timing and a bit of luck. Bottom line if you are in a position to buy go for it the rates are at a 30 yr low. GOOD LUCK and ENJOY THE RIDE <img border="0" title="" alt="[Smile]" src="images/icons/smile.gif" />

I don't think property values anywhere near the California coast will go down anytime soon, again barring some major outside force intervening, i.e. terrorism, depression, etc. Coastal California is one of the nicest places in the world to live and as I think Will Rogers said, "they're not making any more of it."

I think you could probably go up and down the coast from Sonoma County to the Mexican border and not find more than a few acres here and there of developable land within 10 miles of the coast. The vast majority is either already developed or permanently set aside as parks, open space, wildlife, etc.

Southern California is looking at the somewhat odd situation of demand being driven by internal population pressures -- people are having a lot of kids and they need housing, but it's not being built.

I think it will of course slow down as interest rates start to edge up, but that won't do you any good as a house hunter, because you could still get priced out by not being able to qualify based on a your income for the higher monthly payments. I say if you have the dough and you find a place that you like and that you can afford, just buy it.

Well the overall consensus seems to be if you can afford it now go ahead and buy it. Thanks again for all the advice, some of you actually sound like you know what you're talking about <img border="0" title="" alt="[Wink]" src="images/icons/wink.gif" />

Waldo, the central coast is indeed a great place to live. Unfortunately, there's not a lot of employment oppurtunity. What is it you are going to grad school for?

What level are you looking to teach at? Does a grad degree = college proffesor?

i've been in the market to by for close to a year now. the market is very tough but like some have said, if you can, do it. My requirement to hedge against any levelling off or downturn is to find a place that has the possibilities of giving you a return in two years, i.e., a house that need improvements. So many places, especially the affordable ones, are being pocket-listed by real estate agents and sold TO real estae agents/developers in order to make minor improvements and turn them over for a profit. This sucks cuz these are the kinds of places that 1st time buyers like my self can afford. Recently my wife and I were lucky enouph to find such a place a mile from the coast, at an "affordable" price. It's in move in condition but there are lots of things we can do ourselves over the next year to ensure we get a nice little profit out of it. anyway, good luck with the search
