Hooray for greedy landlords.

I was actually really surprised how hard and expensive it is to kick out deadbeat tenants.

That depends on where the rental property is located. In LA for instance, the vast majority of tenants in nonpayment evictions are not represented at trial, and the vast majority of those tenants lose at trial. Most of the landlord firms in LA charge flat fees, so in addition to the usual court and sheriff fees, you can evict a deadbeat tenant for only a few hundred bucks. If the tenant really is a non-paying deadbeat, they're not going to get free representation from legal aid (which all require that the tenant have the ability to pay the rent) and they won't be able to afford an attorney either, so it's relatively easy to kick them out.

In SF however, the landlord attorneys charge by the hour and it's easy for tenants to get help filing various frivolous pre-trial motions and asking for jury trials etc. This makes it a lot more expensive to evict somebody and you may have to cough up some cash to pay the tenant off which will end up costing less than paying your attorney for a 3-5 day jury trial.

Ok, there's a guy waiting for you at MacArthur Park in downtown LA. He will take you to his office to put the necessary paperwork together.
I'll have my assistant go up and grab my tickets. You need a ride?
