I have serious doubts the real estate market will tank in Hawaii. It might settle down, but I don't think you'll see a decrease in median home price anytime soon. This is especially true for places the rich transplants want to live like Kailua and Haleiwa.

There is simply too many people with millions sitting in a brokerage account who can work from anywhere and think Hawaii is the greatest place on earth. Interest rates mean nothing to them. They will pay to get their piece of the pie just like they do in San Francisco, Malibu, and Newport. These people aren't upper middle class buyers just barely qualifying for a loan.

Kailua is probably 6 miles from one end to the other and bordered by a beach on one side and mountain range on the other. There is no more land to build on. The demand is much greater than the supply.

I think the appropriate phrase is
Oahu Done!,
Maui Done!,
Kauai Soon,
Big Island Still Okay
Molokai, last to go
Lanai, private
Niihau, private
Kahoolawe, explosive growth

Here's some good vlog comments on the topic:

Two more houses on my street listed, one just sold within days. 2 bedroom, 690 square foot plantation style home built in 1980 I think? Carport, nice lot. $655,000 cash. In Hau'ula. Haole family selling, nice people, originally from Georgia, young kids, but he got a job offer in Boston.

My neighbor's house is also for sale now, sadder story there, super cool young Hawaiian guy, surfer, and it was his family house. He married a haole girl, they had a son, family sold the house to him. Wife was nuts (for real) couldn't handle Hawaii, would come freak out when he came to have a beer with me and other neighbors later afternoon. Like, sunset beer chilling in the yard she would come yell at him in front of us. She left him, took their kid, won't let him see the kid at all, and is now forcing the sale of the family home to get half the cash.

Neighbors across the street are listing in a week, Hawaiian/Samoan family, contractor dad and wife teaches at Kahuku, they are moving to Utah and he is starting his own construction company, I guess it's booming there. Great family, we will really miss them, used to go eat with them about once a month and the wife taught both my kids in school. Bummed we are losing these great people but life moves on I guess.

My wife wants to move to Pupukea and I am dead set against it, I am happy with the debt I have and forget driving up and down that hill

Lot of people from Hawaii moving to Utah. Better opportunities there for alot of people and way lower cost of living.

I see alot of people moving from Hawaii to:

Bend, Ore
Utah
Texas
Las Vegas, NV

Like other immigrations in History. People tend to move where others they know and from their culture have.

Hard for people to not cash out with how much they can make.

If you are brown and live up there in the north east. You are going to be treated poorly by alot of people. I got some stories of my time up there. Getting called a "spic" people acting like you are a gardner, etc

Myself and a few other local guys from Hawaii lived part time in downtown Boston on Boylston St. We stayed at the Prudential Plaza and were tour escorts bringing folks to Hawaii. Also stayed at the Palmer House in Chicago at times. Our boss lived in Quincy, Mass. Good guy. Fair boss.
This was many decades back.
Met Tip O'Neill,, who was speaker of the house and we got a partial tour of the Kennedy Compound. Our boss had a beautiful old English type Inn out at Chatham on the Cape.
Back East tripped me out. Got to surf the Cape a few times but nothing really to speak about.
Really liked Province Town and it's artsy hippy gay vibe. ;)

Boston is the only place I've ever had a gun pulled on me in traffic.

Hate to hear that second story. Such a bummer. Family home now being sold when it didn't need to be.

Pupukea Heights is pretty nice. Mornings and evenings are a little cooler and remind me of upcountry Maui.

I stayed at the Palmer House in Chicago a couple of years ago for a work conference. Nice place, reminds me of the old Palace hotel on Market street in San Francisco. Has that old mobster vibe.

Never been to Boston in the winter but one of my old employees went to berklee school of music and told me of how bad the winters were. I was only there and DC during those terrible humid summer/fall days which was horrible. They put us up in one of those "european style" hotels downtown which was a joke at least we got to go to a redsox playoff game behind the dugout because a tech vendor was trying to wine and dine us for a big contract. My last trip in 2017 we stayed by the airport and the view of the city from the hotel around christmas was amazing. We were on our way to Portsmouth NH (nice town) to visit another vendor and surprisingly met a bunch of hardcore surfers there. I ended up sending them all my old surf movies after returning home. Can't imagine it as I don't even like suiting up to surf southern cal. Lucky we live Hawaii.

My niece just left to go back to work for the Boston DOE, she came home for the winter to work remote from hawaii but with the vaccines, they are starting to call people back into the office now over there. At least winters done. Direct Hawaiian flights to NYC, Boston, Austin and Orlando now.

Don't know which is colder in winter with the wind chill, boston, chicago or cleveland with their lake effect wind. Been to cleveland in winter when it was some crazy minus degree number and in chicago for the same. This stupid hawaiian almost froze to death in the ferris wheel on navy pier because a co-worker wanted to get a picture from the top of it. All I had at the time was a stupid "members-only" style jacket I brought from hawaii.

We were all joking on this last trip about all the "puffy jackets" we saw while we were in chicago, only to end up buying our own while there to keep from freezing while walking around town for omiyage shopping along the million dollar mile.

We were an isolated community at the end of a long and scary two lane road (Ft Weaver)
If you are old enough you'll know what it was like back then.
all gone now
Yep, true - for random skinny blonde haole surfers at that time (early to mid 1970's) no one wanted to go to Haubush, ever - reputation more scary than Makaha :)

Yeah those streets can still be mean, that line of NYCHA along avenue D, and other factors. But nothing like 20 years ago and beyond

Thanks. Does it specify which vaccine it is? Wife is full term and wants to do the one shot before baby gets here, or just wait till after to do the two shot.

Edit: Looked and you can filter for brand.

Got the Pfizer vaccine. 2nd shot ... the following day I was down. Body aches all over. Tired. 3 Ibuprofens in the morning 3 more in the evening. Next day not as bad and felt better by the evening.
